Plotgleam was founded in 2024 to solve a problem Hannah Delgado encountered firsthand: the gap between what a skilled appraiser can see in a property's context and what national AVM black boxes actually price.
Our Mission
Appraisal-grade analysis should not require a two-week wait
Every day a loan sits in an appraisal queue is a day a family waits on their home purchase and a lender carries rate-lock risk. Plotgleam exists to eliminate that delay for the cases where it is not necessary.
We believe defensible does not have to mean slow. A well-designed system that reads block context, condition signals, and comp comparability the way a skilled appraiser does - but at machine speed - serves lenders, borrowers, and the market better than either extreme: the 14-day wait or the opaque national AVM.
That is the product we are building. Validated against real closed transactions. Built for Colorado first, because we know this market.
Colorado's market mix - dense urban blocks, suburban subdivisions, mountain communities with thin comp data - creates exactly the validation challenge that makes a location-aware model meaningful. If it works here, the approach generalizes.
We are self-funded and intend to stay that way until we have the accuracy and market coverage to justify expansion. We would rather build a tool that earns trust in one market than overpromise coverage across fifty.

The people behind Plotgleam
Former mortgage underwriter who spent 8 years in Colorado lending before building Plotgleam. Saw firsthand how appraisal delays damaged borrower outcomes and lender relationships.
ML engineer with a background in geospatial modeling. Previously built location-signal systems for a commercial real estate analytics firm before joining Plotgleam to build the comp scoring engine.
Licensed appraiser with 12 years of residential appraisal experience in the Denver metro and mountain communities. Leads Plotgleam's validation methodology and model accuracy program.
