Plotgleam is designed to work alongside licensed appraisals, not replace them for regulated transactions. It is appropriate for pre-screening, underwriting support, HELOC origination triage, and portfolio monitoring. For transactions requiring a licensed appraisal under FIRREA or GSE guidelines, Plotgleam serves as a decision-support tool, not the appraisal of record.

Plotgleam draws on county assessor records, permit history, MLS transaction data, aerial imagery, and neighborhood boundary data. No user-submitted data is shared with other customers or used to train shared models.
